Continued Southland Sales Surge

La Jolla,CA----Demand for homes in Southern California remained
at its peak in October as buyers took advantage of still reasonable
mortgage interest rates.
A total of 32,522 homes were sold in Los Angeles, Riverside, San
Diego, Ventura, San Bernardino and Orange counties in October. That
was down 0.9 percent from 32,813 for the month before and up 12.0
percent from 29,048 for October a year ago.
Last month's sales count was the strongest for any October
DataQuick has in its records, which go back to 1988. So far this year
299,932 Southland homes have been sold, up 5.4 percent from 284,498
for the same period last year.
"We thought the sales pace would ease back a bit after the
August-September surge, but that hasn't happened. The market is
strong in all categories, so there is no reason to think that trends
will change between now and the end of the year. There is little
doubt that 2003 will go down as a record year," said Marshall
Prentice, DataQuick president.
The median price paid for a Southern California home was
$333,000 in October. That was down 0.6 percent from September's
$335,000, and up 19.8 percent from $278,000 for October last year,
according to DataQuick Information Systems.
DataQuick, a subsidiary of Vancouver-based MacDonald Dettwiler
and Associates, monitors real estate activity nationwide and provides
information to consumers, educational institutions, public agencies,
lending institutions, title companies and industry analysts.
The typical monthly mortgage payment that Southland buyers
committed themselves to paying was $1,519 in October, up from $1,516
for the previous month and up from $1,309 for October a year ago,
DataQuick reported
Indicators of market distress are still largely absent.
Foreclosure rates are low, flipping rates are low, down payment sizes
are stable and there have been no significant shifts in market mix,
DataQuick reported.
